Omada Property Group were appointed by Strathfield Sports Club to prepare  a strategy for the redevelopment of their Sports Club on a prominent 1.2 hectare site in Strathfield. The club consisted of a 500m2 club building and 8 championship tennis courts.

Omada developed a strategy which involved rezoning approximately 3,500m2 of the site to B4 Mixed Use with a 3:1 FSR and 32m height limit, which could be developed to accommodate approx. 120 apartments and ground flor retail space. The remainder of the site was to remain RE2 Private Recreation and Omada managed the preparation of a scheme for a new 1,800m2 club building over two levels and basement parking, with 8 championship tennis courts adjacent to the club. The strategy would allow the Club to sell the rezoned land or participate in a Joint Venture and use those funds to redevelop the club and tennis courts and provide significant cash reserves.

Omada managed the rezoning and negotiations with Burwood Council, including preparation of the Planning Proposal and the Voluntary Planning Agreement, which included  the creation and dedication of a new public road through the site as a public benefit offered by the Club for the rezoning.   The rezoning was unanimously endorsed by Burwood Council and the rezoning was gazetted within 14 months. The rezoning significantly increased the value of the land-holding by some $25m and secured the financial future and redevelopment options of of the Club.
