Omada Property Group identified Asquith in the Hornsby Shire for its potential as a high density growth area, given its proximity to the thriving sub-regional centre of Hornsby, excellent schools, public transport and significant public open space. Hornsby Council prepared a draft rezoning plan for the Hornsby Shire, which proposed to rezone land at Asquith Town Centre from R2 Low Density to R4 High Density with a five storey height limit.

Omada identified a prime site and negotiated a call option over 6 neighbouring properties and owners, adjacent to Asquith Coles Supermarket and developed a high quality scheme for 88 apartments over six levels and two levels of basement parking. Omada challenged the prevailing design philosophy in the Hornsby area with a forward thinking, contemporary, yet elegant design which was unique for the region, while blending in harmony with the surrounding environment. The Development Application was approved by the Joint Regional Planning Panel with minimal changes within 9 months. Omada decided to take advantage of the strong developer interest in the Asquith development market and significant value uplift and on-sold the site to HYZ Group who successfully completed the project. 

The project is an example of Omada's ability to recognise potential and value in emerging residential markets and have the skill to acquire, plan and execute to achieve outstanding results.
